What is the Green Home loan?

To support residents who want to purchase or build a more sustainable and environmentally friendly house with the highest energy efficiency class, we offer the Green Home loan with special terms: lower interest rate than for the regular home loan, as well as free processing of the loan. The interest rate is determined individually.

With our Green Home loan we want to emphasise the importance of housing-related environmental questions, as well as support customers, who choose an energy efficient house – one that is not only more beneficial to live in, but also leaves less negative impact on the environment. It’s also a solution for meeting the growing demand for sustainable financial services.

What does it mean - more beneficial terms for financing properties with the highest energy efficiency class?

It means special conditions if to compare with regular home loan - special interest rate and also 0 EUR fee. 

What kind of interest rate I can have?

Interest rate for green home loan is lower than standart interest rate and it is individual and depends on customer evaluation.

Who can apply for the Green Home loan in SEB?

Green Home loan is available only for private persons – both the customers of SEB, as well as those who are not our customers yet.  an offer for privates only.

You can receive the Green Home loan for the purchase of an apartment or private house, as well as for the construction of a private house.

How can I apply for the Green Home loan?

The application process is the same as for a regular Home loan.

What are the requirements of a building for receiving the Green Home loan?

To qualify for the Green Home loan, buildings constructed until 2021 must meet the “A” energy efficiency class in accordance with the requirements set in the national legislation.

Buildings put into service after 31 December 2020 must meet the nearly zero energy building criteria (in Latvia these are buildings with A or A+ energy efficiency class) in accordance with the legislation. This means that the property must have very high energy efficiency, and the required amount of energy must be provided mainly from renewable sources, including local and nearby sources.

In addition, building’s primary energy demand performance indicated in the certificate of the building’s energy efficiency needs to be 10% lower than the minimum permissible level for residential buildings specified in regulatory enactments (LAT).

What does it mean - NZED (nearly zero energy building)?

This means that the property must be energy efficient, and the required amount of energy mainly needs to be produced by renewable sources, including local and nearby sources.

What does it mean - Building’s primary energy demand performance needs to be 10% lower than the threshold set by regulations to the NZEB?

This means primary non-renewable energy rating of a building must be 10% lower than the minimum permissible level of non-renewable energy consumption of a residential building specified in regulatory enactments.

Why does the Green Home loan has exactly these criteria?

We are following the newly introduced European Union Taxonomy regulation, which sets the criteria and standards by which European banks can classify green financing, including home loans.

Currently these are the highest criteria that must be met by an energy efficient building.

Our goal is to emphasise the importance of housing-related environmental questions, as well as support customers, who choose an energy efficient house – one that is not only more beneficial to live in, but also leaves less negative impact on the environment.

Where and how can I check that the building I wish to buy meets the criteria for receiving the Green Home loan?

The information about the building’s energy efficiency class is indicated in the energy certificates available in public data bases:

Can I receive the Green Home loan if I wish to build a house?

Yes, the Green Home loan is also available for the construction of a private house. If you already have a full technical project, please contact the energy auditors of buildings (LAT) to order a temporary energy certificate for the project. Bases on the prepared certificate we will be able to issue the Green Home loan if the project meets criteria for receiving the Green Home loan.

I have only project for my future house, but I don't have permition for building yet, so I don't have energo sertificate. What should I do?

If you have full project you should contact with energy auditors for buildings and order interim energy certificate for project.

Is it possible to receive the Green Home loan together with Altum support?

Yes, the Green Home loan is available with Altum support – both for families with children and young professionals.

Will conditions of the financing remain the same during all the period of the agreement? Will I need to provide the bank with any documentation confirming the building's energy efficiency?

Conditions of the financing will remain in force during all the period of the agreement (unless there are other reasons for changing them, which are not related with the Green Home loan criteria). Renewed energy certificates will not be requested.
